How do foreigners buy a condo in Thailand?

From the first viewing to your title deed (Chanote), our consultant guides you through every step in English.

  1. Set your brief and budget

    City, area, layout, live-in or rental — we shortlist listings that fit your budget.

  2. View and check the quota

    View in person or on video; we confirm the foreign quota, outstanding fees and title with the building.

  3. Sign and pay the deposit

    Sign the reservation and sale agreements, with payment milestones and who pays which fees.

  4. Transfer funds and the title

    Send foreign currency into Thailand, obtain the FET / Credit Advice, and transfer the title at the Land Office.

Can foreigners buy a condo in Thailand?

Yes. Foreigners can own a condominium unit freehold in their own name, but foreign ownership in each building is capped at 49% of the saleable area, so check that the foreign quota is still available before you buy. Land and houses generally cannot be owned directly by foreigners.

How do I send the money to Thailand?

The purchase money must arrive in Thailand in foreign currency from abroad, and the Thai bank issues a foreign exchange certificate (FET form or Credit Advice, stating the purpose as buying the condo and its unit number). The Land Office checks it at transfer. Confirm the transfer wording with your consultant before sending.

What taxes and fees are paid at transfer, and by whom?

Typically: a transfer fee of about 2% of the appraised value (often split between buyer and seller, as agreed in the contract); withholding tax of about 1% (seller); and specific business tax of 3.3% if sold within 5 years, or 0.5% stamp duty after 5 years (seller). The Land Office rules and your contract prevail.

Can I buy without being in Thailand?

Yes. We can show you the unit on a video call, and you can appoint a representative with a power of attorney (POA) to complete the transfer at the Land Office; the POA must be signed and certified as required. For a first purchase we still recommend viewing in person once.
